Being successful in generating passive income from real estate requires doing a great deal of homework beforehand so that you don’t wind up buying a money pit. A money pit will eat up all of your potential rental income and cost even more for constant repairs and make it harder to keep your rental units full. (Hmmm, maybe I’d better find out exactly what a podcast IS.) Do you think it would be worth my time to conduct this exercise as the vast majority of data I have is written information. If I’m too bloody exhausted after reading info to enact it, maybe my target audience – Net marketing and SME absolute beginners – would be too exhausted also? If you’ve ever thought to yourself, “I wish there was a product that did this,” then invent it! Create a product, medical or otherwise, and sell it as a company or get royalties for it. It’s not impossible to figure out, I have many friends who have taken a concept to market. Don’t overlook an invention as a fantastic means of attaining passive income.

Rentals, just like stocks, throw off cash. With rentals we call that cash “rent”, and with stocks we call it dividends. A significant difference however is that the S&P 500 has appreciated at ~6% per year (above inflation) for the last 100 years…..Real Estate has had almost 0 growth above inflation. So are rents higher than dividends? Maybe, maybe not. But unless you got one heck of a deal, the delta in rent over dividends will have a very tough time making up for the 6% per year difference in appreciation.
It is so much better to let your property sit vacant for an extra month or two than to rush into an agreement with a bad tenant. You will be tempted to just go with your gut and not check out applicant tenants – fight the temptation if you want to keep your sanity! A bad tenant will trash your property and cost you thousands in missed rent and eviction costs.
I have not. While I am intrigued with the possibility of making online income, it seems to be less passive then how I want to spend my time. Regarding your blog / site, you have done quite well for yourself. However, you have to keep pumping out content or your site would eventually go out of business. That sounds like more of a commitment then I would want. Regarding your book sales, it is probably relatively passive now, but certainly was not when you were writing the book. It is very important to understand that contacting a “professional” to learn how to do this only results in them trying to sell me crap properties (whether high end or low end). I’ve tried contacting realtors out of state, and they attempt to sell me crap or someone else’s problem. No one has a vested interest in actually helping someone or teaching them about how to get an out of state rental. very frustrating. I could go out tomorrow and buy a rental in my city, but that is the last place I want to own one. Anyone? Are there an real people on here?
Good plan Chloe though I would say include some equity REITs in your real estate investing strategy as well. Mortgage REITs only offer cash flow while equity REITs offer price returns as well, which may be taxed at a lower rate. If you’re creative enough, or tap into the zeitgeist properly, you can also have a runaway hit. Even if your first 19 T-shirts don’t sell more than a few copies, your 20th might make up for everything.

Whether you take a “distribution” (aka free-cash-flow) in the form of a dividend, interest payment, capital gain, maturing ladder of a CD, etc, you are still taking the same amount of cash out of your portfolio. Don’t fall for the trap of sub optimizing your overall portfolio’s performance because your chasing some unimportant trait called “income”.
We usually think of Craigslist as a place to buy and trade random stuff, but Craigslist can actually be a great opportunity to sell your services online to an active and engaged audience. I just can’t seem to get my head around creating my own online product. When you talk about it, you make it sound like its mostly just about putting in the time and plugging away at it. Real Estate Crowdsourcing – After selling my SF rental house in mid-2017 for 30X annual gross rent, I  reinvested $550,000 of the proceeds ($810,000 total) in real estate crowdfunding, based in San Francisco.
