He used "house-hacking" and "live-and-flips" to increase savings and maximize earnings, and by 2007 he and his business partner owned 50 rental properties. Save for a few setbacks during the financial crisis, Carson continued growing his portfolio over the past decade, and today he manages 90 rental properties, mostly in and around his hometown in Clemson, South Carolina.
The “Fulfilled by Amazon” program is another really popular passive income idea that’s being promoted a lot in 2017. Basically, you create a physical product (or buy one in bulk from China) and have it shipped directly to Amazon. Amazon then lists it on their website, sell it and deliver it. They obviously take a decent cut but they’re doing most of the intensive work.
The terms on private money loans can also vary from very short (a couple of months or even weeks) to years. Once the money is loaned to an investor the passive income will come in as long as the investor can meet their obligations. The work with private money lending comes in the beginning when choosing a private money lender and if the loan ever goes into default.
I had the same experience when my name’s frequency on the call schedule dropped for reasons that no one would discuss and were not easily discerned except by those in the know (who were staying mum). I went and found another job…. and I wish that I had found something with passive income – it’s been several years now that I’ve been working 2-3 part time jobs and I’m trying to figure out what my other thing is going to be… still working on that, but I am thankful that there are others out there discussing side gigs and alternatives to medicine.
Once your audience has grown and you have validation that you’re offering them value, there are many ways to create passive income. You could sell digital products like ebooks or courses, take up affiliate marketing in which you promote other company’s products and earn a commission when you sell that item to your audience, build a community and charge people to be a part of it, create software and sell that, among other avenues. Ask your audience directly what would serve them best, or look at what they’re saying on Twitter, Facebook or other websites, to find out what problems they have and how you could help solve them.
Why? Because you’re working a 42 hour week and that’s probably your earnings ceiling unless you add other income streams. 4 hours per week is best for me, since I have domestic responsibilities I’d much rather be addressing: Still, when I get the chance, I love working my socks off on something I enjoy, which is helping and teaching other people to be successful. Passive income is an incredible tool that everyone should include in their retirement plans. With traditional investing you have to rely on the stock market to increase your investments over time. The longer you have your money invested, the more your money will grow. The stock market does not produce passive income, except in the form of dividends. Most dividends are extremely small and produce small returns on investment. The bulk of stock market returns come from an increase in stock market prices. The only way to realize those increase in value is to sell stock. Retirement calculators that use the stock market as an investment plan on you running out of money when you die because you have to sell all your investments to keep bringing money in.
But then figure out your unique selling proposition, what advantage you can offer that the market currently lacks. “My advantage in the passive income marketing space is that I’m not afraid to share my failures or where my income comes from,” says Flynn, who details his impressive income every month. “Transparency is huge,” he says. Referring to the personal bio on his LEED exam site, he says, “You might think I’m not benefitting from putting my story on there, but it helps me establish a relationship with people there. I’m someone who went through the same experience people went through on the site.”
In real estate, your passive opportunities are in private lending and rental properties. Private lending commonly involves lending funds to a real estate investor or business in exchange for a set return and length of time. (Full disclosure: I am co-partner of a turnkey investment company.) Turnkey rental properties allow the investor to be as hands-off as they like. This means a turnkey company purchases, rehabs, tenants and manages the property. To truly make this a passive investment, turnkey companies do all the work for you.
If you can max out your 401k or max out your IRA and then save an additional 20%+ of your after-tax, after-retirement contribution, good things really start to happen. If one is looking for earlier financial independence, such as retiring in their 40s or early 50s, it may be a good idea to skew towards more after-tax savings and investments given one has to wait until 59.5 to withdraw from their 401k or IRA penalty-free.
And while real estate is an excellent option, it does require a significant initial investment, so whether or not this passive income stream is right for you depends on your current financial situation. You might be better off starting with an investment strategy where you can build funds until you have a big enough sum to get involved in real estate.
Then came a few recent emails from readers already on their first or second rental properties since I started the blog, thanking me for the encouragement to get going. Make sure your tenants understand that the rent is due in your PO box by a certain day. I recommend using a post office box to avoid tenants coming to your home. Understand how much you can legally charge for a late payment, usually a trivial amount like $15 after a grace period. Explain to new tenants your policy on the eviction process, i.e. when do you start the process when rent is late.
Like many, I was first really turned on to the idea of passive income by Tim Ferriss. In The Four Hour Work Week, he describes the system he developed with BrainQuicken, where the marketing, shipping, reordering, banking, and even customer service of the company was on complete auto-pilot. The idea that Tim could travel the world learning to tango and staying on private islands while money just accumulated in his bank account seemed like some strange fiction — surely, this isn’t how people actually live, is it?

I’m in a really good place with my finances (2k savings, no student debt, only expenses essentially rent, groceries, and utilities) and I want to get ahead financially so I can pay my parents back and save up a lot.

Dividend stocks tend to be more mature companies that are past their high growth stage. Utilities, telecoms, and financial sectors tend to make up the majority of dividend paying companies. Tech, Internet, and biotech, on the other hand, tend not to pay any dividends because they are reinvesting most of their retained earnings back into their company for growth.
Do you want to rent commercial or residential properties? I started my professional career as a commercial RE agent before starting residential investing. Buying and renting out commercial space like office, industrial and retail will generally yield a lower return but will also involve far fewer headaches. The drawback to commercial space is that it costs much more to buy one property.
What I’m doing: I view passive income as funny money to keep myself sane during this long journey. I estimate 2-10 years to get to my goal depending on how active I am. The dollars created are just points one can accumulate. I’ve made passive income goals for each passive income type and check in at least once a year like I am now to make sure I’m on track. Passive income is also carefully managed to minimize tax liability. When you can build a buffer for a buffer, you are then free to take more risks.
But despite his success in real estate, Carson isn't interested in dipping into the market in Ecuador. "[T]here's no way I want to buy anything anywhere in a foreign country. I'm totally a local investor. I like to look at it and understand the market. I can't understand enough here — the political system, everything else — about buying. A REIT is a company that owns, operates or finances real estate and allows anyone to invest in portfolios of real estate assets, the same way as stocks: you can purchase individual stock or exchange-traded fund (ETF). You can then earn a share of the income produced through the real estate investment without having to own, manage or finance a property.
If you’re worried about launching a new product, and think you might need some feedback to make it really good, Flynn recommends “pre-selling” an idea — for instance, offering a limited number of spots or seats into, say, a course you create and giving the test group specialized attention so you can see how to improve the content. Once it’s revised (or, if it’s software, once all the bugs are removed), you could open it up to your whole audience.
Returns on real estate investing vary and you don’t want to get into the business based on an estimated return but on your own calculation of what is possible for your local market and for specific properties. I have seen pretty common averages between 8% and 12% a year for single-family residential rentals with cash flow accounting for between 0% and 6% of the return.
